That is why we have put together this essential checklist. To help you know exactly what to look for during a house viewing. Because spotting the right or wrong things early can make all the difference.

  1. Check for Damp
Unpleasant surprises like mould or damp can be costly to fix and difficult to remove completely. While viewing, take a moment to sniff out musty or earthy smells. These could be hidden signs of underlying issues. Keep an eye out for watermarks on ceilings or walls, patches of flaking plaster or discoloured paint.
  2. Look for Cracks
Not all cracks are a cause for concern, but larger ones can be a red flag. Hairline cracks in plaster are often cosmetic. However, cracks around door frames, windows, or where extensions join the original structure may indicate subsidence or other structural problems.
  3. Consider the Orientation
The way a home faces affects how much natural light it receives. South-facing properties generally enjoy more sunshine, which can help reduce energy bills and create a brighter, warmer atmosphere. Take a mental note of the time of day and the direction of sunlight in key rooms like the lounge or kitchen. Light and warmth can make a big difference, especially in winter.
  4. Assess Room Sizes
Visualise how your own belongings would fit into the different rooms. Will your bed leave room for side tables? Can you fit your dining table without blocking doorways? Think practically about how each room would work for your daily routines.
  5. Inspect the Windows
Windows offer clues about how well a property has been cared for. Examine the condition of the frames. If they are wooden, look for signs of rot, flaking paint or softness. For uPVC frames, check for discolouration or brittleness. Also, consider how well they open and close. Poorly maintained windows might mean other maintenance has also been neglected.
  6. Check the Roof
The roof is one of the most expensive parts of a property to repair or replace. From the outside, look for missing or broken tiles, areas of sagging or unevenness, and signs of wear around chimneys and flashing. If you can, ask when the roof was last replaced or repaired. A solid roof means fewer surprises after you move in.
  1. Think About the Electrics
Electrical upgrades can be costly, so it helps to understand what you are dealing with. Look at the fuse board and see whether it looks modern or outdated. Count the number of plug sockets in each room and think about whether they are in useful positions. If the home is older, it may need a full rewire, which will be picked up in a survey. But a visual check during the viewing can help flag potential work.
  2. Test for Noise
A home might look perfect, but if it is noisy, it can affect your quality of life. Try to visit at different times of day to get a feel for traffic noise or how easily you can hear neighbours. Open a window and listen for road noise. If you can hear conversations through the walls, it may indicate poor sound insulation. This is especially important if you work from home or value peace and quiet.
  3. Take a Peek in the Attic
The loft space often goes ignored, but it can offer valuable insight into a home. Check whether it is easy to access and look inside, if possible. A clean, well-insulated attic can mean better energy efficiency. It might also present an opportunity for future conversion, creating a new bedroom or office down the line. Even as storage, it should feel dry and secure.
  4. Look at Storage
Adequate storage is essential for comfortable living. Think beyond the visible furniture. Are there built-in wardrobes or large kitchen cupboards? Is there space under the stairs or in hallway closets. Enough storage helps keep a home tidy and stops clutter from building up in living areas. Do not overlook it.
  5. Explore the Neighbourhood
Finally, remember you are not just buying a home. You are buying into an area. Take time to walk around and get a feel for the street and nearby amenities. Are there parks, shops, schools, or transport links within easy reach. How does the area feel? Safe, friendly, quiet. These are all things you cannot change after you move in, so it is worth paying attention to your instincts.
